Toder of the Tax Policy Center - on an average, these people would experience a tax increase, if the deduction were repealed or replaced with a tax credit.
This fits squarely in the case of Davidoff, the Dallas Physician, who recently purchased a four-bedroom, contemporary stucco house in Far North Dallas, where he lives with his wife and young daughter. Davidoff was shopping for a home in October, when banks were still cool to home loans. He had a high credit score and the likelihood of his income growing in future years, and so he had no difficulty in getting the desired home loan.
Once he got the loan, it meant the government would subsidize his mortgage debt. As he is in the early years of a promising lucrative career, he can deduct approximately $33,000 in mortgage interest from his taxes in 2010 and a further deduction of nearly $16,000 in property taxes.
Davidoff is happy to say "I received a tax refund this year, and I am certain one of the reasons is I have a significantly larger mortgage deduction."
In a similar case, the deduction helped Lewisville Real Estate agent Lesa Stuart and her husband, Mark, move up to a bigger house - from a 2,600 square-foot house in Carrolton to a 4,200 square-foot house in a Lewisville community, built around a golf course - recently.
The Stuarts had nearly paid off their Carrolton mortgage, but wanted a larger house and the significant deduction that would come with it. Lesa Stuart said "It afforded us a bigger house, really; the mortgage deduction is great and has been a great way to offset some of our losses in the stock market."
According to Congressional Joint Committee on Taxation - the mortgage interest deduction is the third most expensive tax break, behind employer-sponsored health care -$110 billion; 401(k) retirement plans - $106 billion - to cost the Treasury $103 billion.
